Arrival and Departure

The Imperial Apartment is ready for your arrival from 4pm (16:00hrs) on the day of arrival. To allow us to clean and service The Imperial to a high standard for the next guest, we kindly ask that you vacate the apartment by 10:00hrs on the morning of your departure.  

If the property is ready early, (and if you have provided a contact mobile number) we will contact you to let you know that you can access earlier than 4pm – at no extra cost.


Smoking


For the comfort of all our guests, The Imperial Apartment is strictly non smoking.  There is a bench area outside should you wish to smoke. Smoking in the property will result in the immediate surrender of your entire security deposit.


Pets


Unfortunately, we do not allow pets of any kind in our property.


Children and Babies


We welcome babies and children to the property and can provide travel cots & cotton bedding, high chair, Baby Bath, potty or step up stool upon request.  For newborn babies, we offer a Moses basket, mattress and bedding.  


As the apartment is located on the second floor, we offer a private, lockable ground floor storage room in which to store prams or buggies; please indicate if this will be required at the time of booking.  


Occupancy


The Imperial Apartment accommodates 3 persons in 5* luxury but can accommodate an additional small child by use of our bespoke 2.5ft wide x 5ft long oak trundle bed or by use of a travel cot.  The names of all guests staying must be provided at the time of booking, and in the case of children, their ages supplied along with details of any additional items required (i.e. cots, high chairs etc).


Deposit

Due to the high quality of the fixtures and fittings at The Imperial Apartment, we politely ask for a security deposit of £300GBP to cover the duration of your stay.  

If booking direct and not via one of our agents, payment can be made via an online bank transfer.  This is a secure process using your own banking systems and does not incur any charges. For direct bookings, this deposit will be refunded in full within 7 days of your successful departure. For bookings made via Holiday Lettigs or Flip Key, the security deposit is retained by them during your holiday and refunded by them approximately 10 days following our successful departure.  


Please note that a successful departure is defined as follows: -


The deposit will be refunded in full when the following conditions are met: -

Except for used bedding and towels/robes, each room is left in the condition in which it was found

All foods purchased during your stay, and rubbish accumulated, are removed from the property and placed in the outside bins

All used dishes have been washed and put back in the cupboards

All furniture, if moved, has been placed back in their original positions

All items present in the property upon arrival remain in the property following departure (except complimentary slippers and welcome basket provisions)

Keys for the property are left on the kitchen table

Beyond reasonable wear and tear, no damage has occurred to fixtures and fittings in the property

All bedding, linens and towels, including beach towels, remain in the property following departure (except complimentary slippers which may be taken home with you)


Damages and Breakages

Please take care of The Imperial Apartment during your stay. The Apartment is finished to a very high standard for you to enjoy during your stay but also for our next guests to enjoy too.

Please report breakages in our Breakages folder. We do not normally charge for minor breakages, but reserve the right to deduct money from the deposit for a repair, or making good, if the damage or breakage is significant.  You are welcome to contact us during your holiday should this happen.


Cleaning Service

The apartment will be fully serviced prior to your arrival.

We reserve the right to deduct a small amount from the security deposit to cover additional cleaning over and above a normal turnaround of the property should the property be left in a poor, dirty or untidy condition


Car parking

There are many car parks in North Berwick including a large, free car park immediately next door to the Imperial Apartment.  The main roads, including the seafront, are also free to park on.  Please note that car parks can become extremely busy during weekends and high season. The use of car parking is at your own risk - we cannot accept liability for loss or damage to your vehicle and its contents.


Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, however caused, and strongly recommend travel insurance is purchased.


Behaviour

Please note that The Imperial Apartment is in a small and exclusive residential development. Guests are asked to keep the noise to a reasonable level and to be mindful of other residents, especially between the hours of 10pm (22:00hrs) and 8am (08:00hrs).

Should we receive complaints from residents in respects of drunken, loud, aggressive or violent behaviour, we have the right to inspect the property immediately and to terminate your holiday with immediate effect.  

Data

Any data collected during the course of this booking may be kept by us (Imperial Apartment’s owners) but will not be shared with any third parties at any time.


Fire Safety


For your safety, candles and any other ignited materials are not permitted in The Imperial Apartment at any time.  Fire extinguishers and an escape ladder are provided in the hall cupboards.
